The Student Center is currently accepting proposals for any one of the three (3) options: Indian, Soul Food or Vietnamese cuisines. Anticipated opening is in Fall 2012. The space will be leased following a competitive evaluation of proposals.

THE STUDENT CENTER:
The Cesar Chavez Student Center, a not-for-profit auxiliary corporation, is centrally located on the San Francisco State University campus. The Student Center provides a variety of services for a campus population of approximately 29,000 students and 3,000 administrators, faculty and staff.

CURRENT CAMPUS SERVICES:
Currently, the Student Center hosts a variety of food services located in the following areas:

Lobby Level: American style grill, Mexican cuisine, coffee and espresso cafe, natural foods vendor, two convenience shops, bookstore.
Lower Conference Level: Thai cuisine, a Pub.
Recreation and Dining Level: Asian cuisine, pasta & pizza, sandwich/deli shop
West Plaza: Coffee & pastries, organic hot dogs and sausages.

Other Student Center services include live entertainment/performances, video/billiards games room, conference/meeting rooms, photocopy center, art gallery, six bank designated ATMs, and an information/ticket counter that offers items such as MUNI Clipper cards and BART tickets.

Other campus food operations include three (3) cafes, a convenient store & pizzeria, a sandwich/deli shop, a smoothie & wraps vendor, a Japanese cuisine vendor and a residence dining halls that cater to approximately 4,000 students.

THE FACILITY:
Located on the West Plaza, one of the two main entrances to the building, the facility is a full service kitchen consisting of approximately 300 usable square feet. Two adjacent locations currently offer: (1) a mixed menu of fresh fruits and prepackaged items with hot and cold beverages: (2) organic hot dogs and sausages.

THE MENU:
Major focus of the menu should be on a variety of offerings specific to any one of the three (3) options: Indian, Soul Food or Vietnamese cuisines. All additional items should complement your chosen cuisine. Offerors may submit separate proposals for each type of cuisine mentioned.

ANNUAL BASE RENT:
The minimum Annual Base Rent is set at $18,400 per year. In addition to rent there are other variable costs currently totaling approximately $12,336 per year. The rent schedule proposed to the Student Center will be one of the criteria considered in evaluating the proposals. The annual commitment breakdown is over eight academic months (September, October, November, December, February, March, April and May).

OPERATOR COMMITMENT:
Part of the commitment for obtaining this space will be the investment in equipment for the location. The security deposit, due at lease signing, will be the sum of three (3) monthly installments of the Annual Base Rent.
